01
leasing
How does leasing work here?
You lease by the bedroom, not the whole apartment. Everyone signs their own individual lease for their own room, so you’re only ever responsible for your space, never a roommate’s rent.
What is included in rent?
Every home is fully furnished with a private bath, plus high-speed internet. Utilities are billed individually, so you only pay your share.
What is a rental installment?
The monthly rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.
02
Roommates
Can I pick my roommates?
Yes! Bring your whole group and we’ll place you together. Just send us your roommate preferences when you apply.
What if I don't know anyone at UCCS?
We match you with roommates based on how you actually live, so day one feels less like a gamble. Plenty of people come in solo and leave with their people.
What happens if a roommate moves out?
Because you lease by the bedroom, your lease and your rent are yours alone. A roommate leaving does not change what you owe.
03
Getting around
Can I really walk to campus?
Yes. We’re up on Cragmor right next to campus, a short walk to the library and Dwire Hall. Most residents leave the car parked on class days.
Do I need a car?
Not for class. For everything else, there’s on-site parking when you want it, the city bus runs down North Nevada, and I-25 is a couple minutes away.
Is there parking?
Yes, we offer parking onsite.
Where do I put my bike?
Bike racks are on site, and the Austin Bluffs and Pulpit Rock trails connect in nearby for the days you’d rather ride.

Apartments
Are the apartments furnished?
Yes, fully. Bed, couch, flat-screen in the living room, and a full kitchen with granite counters and stainless appliances. Show up with a suitcase.
What size apartments do you offer?
Studio, 1, 2, 3, and 4 bedroom homes, each with a private bath. See the floor plans page for what’s currently open.
Is there laundry in the unit?
Yes, a full-size washer and dryer in every home. No shared machines, no laundromat.
Is the building secure?
Yes. Controlled access to the building, your apartment, and your individual bedroom.
Is there air conditioning?
Yes, central heat and air, plus ceiling fans and large closets. Select homes also have a balcony.
05
Pets & policies
Are pets allowed?
Yes, cats and dogs are welcome. Ask our office for more information if you plan to bring your furry friend!
How are maintenance requests handled?
Maintenance requests can be entered on the resident portal. We have a maintenance team onsite during business hours to assist with any issues. We do have an after hour on call service for emergencies.
Do I need renters insurance?
As a condition of our lease, we require all residents to carry building protection insurance ($100,000) for damage to the landlord’s property during the term of their lease. The good news is we take the hassle off your plate through an automatic Building Protection Fee enrollment. You pay the monthly premium together with rent but the fee does not cover your personal belongings. The policy does not cover any of your personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party. If you require any of this coverage, you should contact an insurance agent or insurance company of your choice and sign up for a renter’s insurance policy.
Where do I put my bike?
Bike racks are on site, and the Austin Bluffs and Pulpit Rock trails connect in nearby for the days you’d rather ride.

Application
How do I apply?
You can apply online in a few minutes! It just holds your spot while you review your lease and coordinate with roommates, so there’s no reason to wait – get started today.
Will I need a guarantor?
Unless your income is greater than 2.5 times the rental installment or can qualify through our Leap Program, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.
Do you work with military and student veterans?
Yes, plenty of our residents are military-affiliated or using education benefits. Please connect with our office for more information.
